Naborly tenant screening application explained
Filling out this form can be a stressful experience. Often time, our property management clients ask if there is any help article explaining the Naborly rental application form. Well, we have it for our internal use. Now, we are making the article public for everybody to use.
Naborly tenant screening is one of the best screening services in the industry. We have been working with them since the beginning of 2018 to offer free tenant screening for Canadian landlords and property managers. Overtime, Naborly rental application has developed a lot. Now, it is more streamlined and straight-forward. However, it is a long application to fill out.
Filling out this form can be a stressful experience. Often time, our property management clients ask if there is any help article explaining the Naborly rental application form. Well, we have it for our internal use. Now, we are making the article public for everybody to use. Before you start the application process, please make sure you have all the necessary documents handy to fill out this rental application.
The tenant can fill out the Naborly rental application from their website or property managers can invite the prospective tenant to fill out the tenant screening application form. Based on the integration with your property management software, there are certain benefits of inviting renters to fill out the application. Mi Property Portal lets you invite prospective tenants with just a click and many of the required fields are automatically filled in section 1 below.
Naborly allows the prospective tenants to save the form so that it can be retrieved and filled-in at a later time. The account needs to be created before submitting the application anyway, so it is ideal to create it at the beginning. It is really simple to create an account.
The rental application form is interactive and it dynamically asks for relevant information based on selection. Once the form is submitted, it takes about two hours to complete the application process and generate the Naborly report. Even though the form is long, you do not need to fill out all the information. If you want to get the Equifax credit report only, at a minimum, the following information is needed:
1) Legal full name
2) Email address
3) Current address
4) Date of birth
Naborly tenant background check application has five main sections:
1) Applicant Information: Application Information section comprises of 3 different sub-sections which are:
a) Personal Information: The applicant provides basic information including legal full name, birth date and contact information. Social Insurance Number (SIN) is optional.
b) Rental Property: In this section, the applicant provides information about the interested property and basic lease information. The two notable fields in the section are “How much is the total monthly rent for this rental property?” and “How much are you paying off the monthly rent?”. The first one asks for the total rent amount of the rental property. The latter represents the amount the prospective tenant has negotiated to pay which could be the full amount or less. If it is less, then the ‘Occupants’ section will show the calculation.
c) Occupants: This section asks information about the person and pets who are going to live with the principal applicant in the property. The section has three segments:
i) Roommates: Roommates are the ones who may sign the lease and share rent with the main applicant. The form allows adding as many roommates as the applicant wants to add. If a roommate is added, the form will display the remainder of the rent amount based on the information entered in the ‘Rental Property’ section.
ii) Dependents: Dependents are the persons who are dependent on you and do not share rent on the lease. This could be anybody including the first family connection.
iii) Pets: If you have any pets, specify in this section. Pets are categorized into four types. Depending on the selected type, The Breed selection shows different options to choose from.
2) Address History: This section consists of 2 subsections:
a) Current: Current section has two segments and those are as follows:
i) Current Address: Naborly rental application can not be processed with current address information. This is one of the important information to get Equifax credit history. The information requested in this section is the same as ‘Rental History’.
ii) Tenant History: Here the applicant needs to confirm whether you have any bad history with previous house rentals.
b) Previous: Even though there is a message to provide 2 previous addresses, this is not mandatory. If the applicant does not have any previous addresses, simply click the red X icon on the right-hand side. However, if you choose to provide previous address information, just fill out the required fields. Data entry fields are similar to the ‘Current’ property address. You can add as many addresses as you like.
3) Financial Information: In this section, the applicant provides his or her financial information such as current and past job history. He or she also provides vehicle information, if any. Here there are 3 sub-sections to fill-out.
a) Current: The form is divided into two segments.
i) Primary income source: Provide information about our present income source. Based on the type of income sources, you will be asked more information to fill out. Here you can mention if your current employer can be contacted to do a reference check. One noticeable information in this segment is “How much do you get paid monthly after-tax?” which asked for the amount you see after deducting the tax. You can add as many income sources as you like.
ii) Additional Information segment asks confirmation about insurance and whether you have been bankrupt before.
b) Previous Income Sources: Even though there is a message to provide 2 previous income sources, this is not mandatory. If you do not have any previous income sources, simply click the red X icon on the right-hand side. However, if you choose to provide previous address information, just fill out the required fields. Data entry fields are similar to ‘Current’ income sources. You can add as many income sources as you like.
c) Transportation: Provide information about your vehicle, make and model number and monthly payment for it, if any. You can add more vehicle information if you like.
4) Documents: In the document section the applicant uploads documents of his or her identity, picture of pet(s), proof of income and anything he or she has mentioned in the previous section. However, none of the documents are mandatory to provide except identity documents. In that case, the applicant has to confirm that he or she is intentionally skipping the document upload. Please note that the application or background check report might show inconsistent information.
Identity documents could be a passport, driver license, or any other government-issued ID. For all the uploaded documents you have to confirm that the document is clear and readable, shows legal full name clearly, and date of validity.
5) Review & Submit: In this section, the applicant can review all the information entered in previous sections and can jump into the respective section if something needs to be updated. To submit the form the applicant must agree to the Naborly terms & Conditions by checking the checkbox. Once the ‘Submit Your Application’ button is clicked the applicant will be prompted to sign in.
Once logged in, you need to digitally sign the application and submit the application.
