    The maximum rent increase limit has been set to 2.5% for 2024 by the Government of Ontario. This is the highest amount; a landlord can increase the rent for a rental unit in Ontario. 

    Landlords may apply for an above-guideline rent increase in some cases. This requires approval from the Landlord and Tenant Board (LTB), and landlords must provide valid reasons for the increase, such as major capital expenditures.

    Important Legal Information

    • Landlords are required to provide tenants with at least 90 days written notice before implementing a rent increase. 
    • The rent can be increased annually and not before 12 months. 
    • Newly constructed residential units and other housing types, such as affordable housing units or certain types of subsidized housing, may also be exempt. 
    • Rent increases in Ontario only apply to rental properties occupied for the first time after November 15, 2018. This is not applicable for commercial properties, community housing, vacant residential properties or long-term care facilities. 
    • One of the Landlord and Tenant Board (LTB) forms must be served to the tenant depending on the Residential Tenancy Act (RTA) guideline.

    Rent Increase in British Columbia (BC) Canada 2024

    The rent increase limit has been set at 3.5% for 2024 by the Government of British Columbia (BC). The limit is based on the inflation rate and is set by the Residential Tenancy Branch of the BC government.

    • Residential Tenancies Act (RTA) states that the rent can be increased annually and not before 12 months.

    Rent Increase in Alberta Canada 2024

    Alberta has no limit to increasing rent, but some rules are stated in the Residential Tenancies Act (RTA) on when and how much to increase the rent. 

    Important Legal Information

    • A landlord cannot increase rent for at least a year once a tenant moves in. 
    • Residential Tenancies Act (RTA) states that the rent can be increased annually and not before 12 months. 
    • A landlord must give: 
    • at least 90days’ written notice before increasing rent for a month-to-month lease,  
    • 90 days’ written notice for a week-to-week lease.  
    • No written notice is required for a fixed-term lease, which starts and ends on specified dates. 

    Rent Increase in Nova Scotia 2024

    The rent increase guideline has been set at 5.8% for 2024 by the Government of Nova Scotia. The guideline is the highest amount a landlord can increase the rent.  

    Important Legal Information

    • If a landlord raises the rent by a percentage below the specified limit, the remaining amount can be applied to increase the rent in the subsequent year. Form N must be used for any change in rent with appropriate time, which is no less than 120 days.  
    • Landlords have the option to request a rent increase exceeding the limit by completing the relevant form. 
    • Landlords can increase rent every 12 months.

    Rent Increase in Manitoba 2024

    In Manitoba, the rent increase limit is set to 3% for the year 2024.

    • A notice to increase rent must meet the rules and regulations of the Manitoba Residential Tenancies Act (RTA).   
    • A landlord must give at least 90 days’ written notice before increasing rent.

    Rent Increase in Quebec 2024

    Newfoundland and Labrador does not have a limit on rent increase by the landlords but the Residential Tenancies Act (RTA) outlines on when and by how much the landlord can increase rent.

    • A landlord must give at least 8 weeks before the effective date of the increase if the property is rented from week to week; and not less than 6 months before the effective date of the increase if rented from month to month or for a fixed term.

    Rent Increase in Prince Edward Island 2024

    In Prince Edward Island, the rent increase limit is 3% for the year 2024. They can increase the rent by 3% more (6% total), but they have to apply to the Island Regulatory and Appeals Commission (IRAC) with valid grounds.
