The annual rent increase guideline Ontario 2025 will be at 2.5%.
The Ministry of Municipal Affairs publishes the guidelines, and the Ontario Consumer Price Index (CPI) is used for the calculations.
Examples Of Rent Increase Calculations According to the Rent Increase Guideline
Tenant's monthly rent: $2,000.0
2.5% increase: $50.0
New rent: $2,050.0
Important Legal Information
- The rent increase is not mandatory by the landlord, not is it automatic.
- The landlord or the property manager must provide an N1 Form Notice of Rent Increase Ontario.
- They must also give the tenants at least 90 days written notice before the rent is actually increased.
- The guidelines apply to nearly all private residential rental units covered by the Residential Tenancies Act (RTA) of 2006.
- Some properties and circumstances are not subject to the rent control laws, which include rental buildings or apartments that are occupied for the first time after November 15, 2018.
- The guideline does not apply to particular types of rental properties, including:
- Commercial Properties
- Community Housing Units
- Long-Term Care Homes
- Vacant Residential Properties
- The Residential Tenancies Act applies to social housing, but there are different regulations regarding rent control and rent increase notices.

Above Guideline Rent Increase Ontario 2025
Suppose property managers or landlords have started offering a new service or completed qualified repairs or modifications to a unit or complex. In that case, they can request increases above the guideline through the Landlord and Tenant Board (LTB).
The rent increase can only rise by 3% above the rent increase guideline, i.e., 5.5% in 2025.
Examples Of Rent Increase Calculations Above the Rent Increase Guideline
Tenant's monthly rent: $2,000.0
2.5% + 3% = 5.5% increase: $110.0
New rent: $2,110.0
Important Legal Information
- The landlord or the property manager must provide an Agreement to Increase the Rent Above the Guideline Form N10
- They must also give the tenants at least 90 days written notice before the rent is increased.
- The rest of the rules are the same as according to the guidelines.

11 months ago -My landlord increase 5.5%for jan 2025. Also he requested removed the snow for 22 feet side walk. Plus i in treatment for heart issues. The snowremoval was done by him last year. If i do. He charge me 260$
